Ocean Keys Shopping Centre

18 MONTHS PRIOR TO THE TENDER BEING RELEASED, WE WORKED COLLABORATIVELY WITH AMP CAPITAL THROUGH AN ECI APPROACH TO REVIEW THE EXISTING MECHANICAL SYSTEMS WITHIN THE ORIGINAL WING OF OKSC. WITH THE EXISTING SYSTEM OVER CAPACITY AND NOT MEETING THE NEEDS OF THE TENANTS WE PROVIDED 3 COST OPTIONS TO FUTURE PROOF THE SHOPPING CENTRE.

 

Features of this project included:

  • Our methodology was to work from the top down, and despite the potential for inclement weather to affect the delivery of the project, it ensured that operations of the Centre would not be adversely affected.
  • Works were staged, with the first providing the enabling works for the whole new systems including a new cooling tower, boiler, chiller, four pumps, new mechanical platforms handrails and walkways and investigations and remediation of the structure with new steel elements to accommodate 15 new AHUs and 47 new VAVs.
  • Crane lifts to lift the parts into place occurred overnight after the Centre closed on a Saturday enabling extra time in the morning if required due to the later trading hours.
  • Surrounding residents were given notice of the works and traffic management implements to ensure the safety of anyone who may be in the vicinity.
  • Over 4000m2 of roof sheeting was replaced.

Works are ahead of schedule with the project due to be complete in July 2020.
