11 MOUNTS BAY ROAD SPEC FIT OUT

SET WITHIN THE A GRADE EY BUILDING, WE WERE ENGAGED TO TURN TWO SIDE BY SIDE TENANCICIES INTO A SPECULATIVE FIT OUT. THE ONLY UNLEASED SPACES WITHIN THE BUILDING, THE AIM WAS TO ATTRACT A TENANT INTO THE REVITALISED SPACE THAT MAXIMISED ITS POTENTIAL.

Features of this project included:

The former tenancies consisted of an office and a café that were to be reconfigured to accommodate new open plan office space, meeting rooms, offices, break out area and external seating.

Works included the full demolition of inter tenancy wall and ceilings to accommodate the proposed spaces.

A larger, modern and glazed entry was installed within the main lobby without damaging existing floor to ceiling limestone. The area was fully hoarded to mitigate the risk of dust entering the lobby during the works as well as maintaining a professional finish within the space. All these works were undertaken out of hours in liaison with the client, PM and security team to ensure existing tenants were not disrupted at any point.

An external seating area was created with glass balustrade overlooking the Quay to further attract a new tenant.

Feature acoustic ceilings, furniture and joinery with charging stations were installed in the break out space to provide a hub separate from the office space while minimising noise transfer between the spaces.

New workstations, meeting rooms and boardrooms with associated services were formed to meet needs of a corporate client.
